Slate & Tile Roofing in Stoke-on-Trent

Slipped slates, cracked tiles, failed ridges and coverings that no longer match. Pitched roof work is the bulk of what roofers in the Potteries do, and the city's housing gives it a particular character. Here is what it costs and how it works.

What Changes the Price of Slate and Tile Work

No price list here, because pitched roof work is priced from what has failed and how it can be reached. Four things decide it.

Matching. This is the one that separates a good job from an obvious one, and it matters more in the Potteries than in most places. Dropping modern replacements into an older slate roof leaves a patch that is still visible in twenty years. Sourcing reclaimed slate matched for size, colour and thickness takes time, and that time is in the quote.

Material. Concrete tile is the cheapest covering to buy and fit, clay sits in the middle and natural slate is the dearest, with the working life running in the same order. On a full re-cover that single decision moves the total more than anything else.

Access. Whether the roofer can work from a ladder or needs a tower or a full scaffold changes the price more than the tiles themselves do. On the terraced streets, where rear yards are reached through the house, this bites harder than it does elsewhere.

How much has gone. Replacing a few slipped tiles is a visit. Re-bedding a whole ridge, relining a valley, or re-covering a slope are progressively bigger jobs, and the point at which repeat repairs stop making sense is covered under roof replacement.

Matching Older Roofs

This is the part that separates a good job from an obvious one, and it matters across a lot of Stoke-on-Trent.

The Victorian and Edwardian terraces built for the pottery industry across Burslem, Longton, Tunstall, Fenton and Hanley were largely slated. When a handful of slates go on a roof like that, dropping in modern replacements leaves a visible patch that will still be visible in twenty years. The alternative is reclaimed slate, matched for size, colour and thickness.

Reclaimed stock takes time to source, and that time goes into the quote. It is worth asking a roofer directly how they plan to match, because the cheapest answer is usually the one that looks wrong.

There is a planning dimension too. Stoke-on-Trent has 22 conservation areas, including Winton Square in Stoke and Albert Square in Fenton, both designated in 2024. If your property is in one, or is listed, changing the roof material may need permission, and the rules differ by area. Check with the city council's planning team before ordering anything. We are not going to guess at what applies to your street.

Ridge Tiles and Mortar

Ridge and hip tiles are bedded on mortar, and mortar has a shorter life than the tiles it holds. On the 1930s semis around Wolstanton, May Bank, Clayton and Trentham, hipped roofs mean a lot more bedded mortar than a plain gabled roof has, so ridge and hip work comes up more often on those streets.

The signs are usually visible from the ground: mortar crumbling out of the joints, a ridge tile sitting slightly proud, or fragments of mortar in the gutter.

Two options once it goes. Repointing replaces the mortar between the tiles. Re-bedding lifts the tiles, replaces the mortar underneath and re-lays them, which costs more but lasts considerably longer. A dry ridge system fixes the tiles mechanically instead of on mortar and will not need repointing later, worth asking about if the scaffold is up anyway.

Valleys

A valley is where two roof slopes meet and run water into a shared channel. They are the hardest-working part of a pitched roof and the most common source of a persistent leak.

In the terraced parts of the city, valleys are often shared between neighbouring properties. When one fails, water can go into both houses, and putting it right may need access to next door. That is worth raising with your neighbour early rather than on the day the scaffold arrives.

Concrete Tiles on the Estates

The post-war estates at Bentilee, Meir, Blurton and Abbey Hulton were built with concrete interlocking tiles, mostly at the same time. Concrete is the cheapest covering to replace and the shortest-lived of the pitched options.

Individual tile replacement works well until it starts happening every year. At that point the covering as a whole is failing rather than one tile, and roof replacement is usually the cheaper answer over any sensible timeframe. If several houses on your street have been re-roofed recently, that is the pattern showing.

Common Questions

Can you match my existing slates?

Usually, with reclaimed slate matched for size, colour and thickness. On older Potteries terraces the original slate is often no longer made, so sourcing takes time and that shows in the price. Ask any roofer how they plan to match before accepting a quote.

How long do concrete tiles last?

Less than clay or natural slate, which is part of why it is also the cheapest to fit. On the post-war estates here, many concrete coverings are now at the point where whole roofs are being replaced rather than patched.

What is a dry ridge system?

It fixes ridge tiles mechanically rather than bedding them on mortar, so it will not need repointing in ten years. It costs more up front. Worth asking about if you are already paying for scaffolding.
