Guttering, Fascias & Soffits in Stoke-on-Trent
Blocked and broken gutters cause more damp patches than roofs do, and clearing them is the cheapest job on this website. If you have a stain appearing on an upstairs wall, start here before assuming the roof has failed.

What Changes the Price of Gutter and Fascia Work
There is no price list on this page, but this is the cheapest work on the whole site and the easiest to understand.
Clearing versus repairing versus replacing. Clearing blocked gutters is the least expensive job we handle by a wide margin. Repairing a failed joint or a split section costs more. Replacing a whole run of guttering, fascias and soffits is a different order of job again, because the bottom course of tiles has to come off.
How long it has been leaking. This is where a very cheap job turns into an expensive one. An overflowing gutter runs water down the wall and behind the fascia, and once that timber has rotted you are no longer buying a gutter clean. Gutters are the cheapest maintenance on a house and the most commonly skipped.
Access, and this is where you can save real money. Gutter and fascia work needs exactly the same access as tile work. If the roof needs attention anyway, having the guttering done on the same visit costs far less than a separate one, and the reverse holds too: if you are replacing fascias and soffits, ask what else is worth doing while the scaffold is up.
That last point is the single most useful thing on this page, and it applies to almost every roofing decision.
Search demand for gutter repairs in Stoke-on-Trent is up 180% year on year, which is a bigger jump than any other roofing service locally.
Why Gutters Get Blamed on the Roof
Water does not announce where it came from. It runs down the outside of a wall, soaks into brickwork, and appears inside as a stain a metre from anything obvious.
The pattern is worth learning:
- Damp high on an upstairs wall, worse after heavy rain: often an overflowing or split gutter
- A stain on the ceiling near the outside wall: could be either, worth checking the gutter first
- Green staining or moss down the outside wall: water has been running down it for a while
- Rotten timber at the roof edge: the fascia has been wet long enough to fail
That last one is how the cheapest job on the house turns into one of the more expensive ones. Gutters are the least costly maintenance you can do and the most commonly skipped.
Fascias, Soffits and Bargeboards
The fascia is the board along the roof edge that the gutter is fixed to. The soffit is the underside, between the fascia and the wall. Together they close off the roof space and keep weather and birds out of it.
On older properties these are timber and they rot, usually starting where a gutter has been leaking onto them. On most modern housing they are uPVC, which does not rot but does crack and discolour.
One thing worth knowing: replacing fascias and soffits means taking the bottom course of tiles off, so it is roofing work rather than a job for a general handyman. It is also work that needs the same access as roof repairs, which brings us to the reason to bundle.
Bundle It with the Scaffold
Scaffolding is a significant cost on any two-storey job, and gutter and fascia work needs exactly the same access as tile work.
So if the roof needs attention anyway, getting the guttering done at the same time is much cheaper than a separate visit. The reverse is also true: if you are replacing fascias and soffits, ask what else is worth doing while the scaffold is up. Ridge repointing costs far less as an add-on than as its own job.
This is the single most useful piece of advice on this page, and it applies to almost every roofing decision.
Guttering in Stoke-on-Trent
Two local patterns come up repeatedly.
Shared valley gutters on the terraces. Across the pottery-workers' terraces in Burslem, Longton, Tunstall and Fenton, neighbouring roofs often share a valley gutter running between them. These are not the plastic gutters on the front of the house. They are lead or mortar-lined channels in the roof itself, and when one splits or blocks, water goes into both properties. Access sometimes needs the neighbour's cooperation, which is worth raising early.
Tree cover and autumn leaves. The greener parts of the city and the Moorlands villages, Endon, Brown Edge, Barlaston and Trentham among them, get significantly more leaf fall into gutters. If you are surrounded by mature trees, an annual clear costs far less than the damp it prevents.
Timing matters here too. Getting gutters cleared in late autumn, before the winter storms arrive, prevents a good share of the leaks that turn up in January.

Common Questions
How much does it cost to clear gutters?
It is the cheapest job on this site by a wide margin, and the one most likely to solve a damp patch you assumed was a roof leak. Worth doing annually if you have trees nearby.
How often should gutters be cleared?
Once a year for most houses, ideally in late autumn once the leaves are down and before the winter storms. Properties surrounded by mature trees may need it twice.
Can I just replace one section of gutter?
Usually yes, and a single section is much cheaper than a full run. Replacing the whole run makes more sense where the guttering is old enough that the joints are failing generally, or where you are already paying for access.
