Flat Roofing in Stoke-on-Trent
Garage roofs, extensions, dormers and porch canopies. Flat roofs fail more visibly than pitched ones and usually cost less to put right than people expect. Here is what the work costs, then we will pass your job to a roofing firm covering your area.

What Changes the Price of a Flat Roof
There is no price list on this page, but flat roofs are the easiest roofing job to understand, because only a few things really move the number.
Size, measured properly. A porch canopy, a single garage, a rear extension and a garage block are wildly different areas, and area is what a flat roof is priced on. Measure it and you are most of the way to knowing whether a quote is fair.
Which system goes on. Felt, EPDM rubber, GRP fibreglass and single-ply PVC are priced differently and last very different lengths of time. See the comparison below, because the cheapest per square metre is rarely the cheapest per year.
Small roofs cost more per square metre, and it catches people out. A large part of any flat roof job is fixed: travel, set-up, stripping the old covering, checking the deck, clearing away. That happens whether the roof is 5 square metres or 50. Materials scale with area; almost nothing else does. It is why most firms apply a minimum charge, and why a small job can look expensive per square metre while being perfectly fair.
The deck underneath. Covered in full below. Nobody can price it before the old covering comes off, so what belongs in your quote is a rate rather than a guess.
Whether it needs insulating. Replacing more than half the roof generally brings building regulations into play, which usually means a warm deck build-up with insulation above the timber. It adds cost, and it adds height where the roof meets a door threshold.

Felt, EPDM or Fibreglass
Three systems cover almost every domestic flat roof:
- Torch-on or built-up felt: the cheapest to install, lasting 15 to 20 years
- EPDM rubber: a modest step up in cost, lasting 30 to 50 years
- GRP fibreglass: the dearest of the three, lasting 25 to 40 years
Do the sum the headline price hides. Felt is the cheapest to install and lasts around 15 to 20 years. EPDM costs somewhat more and lasts 30 to 50. Spread across its working life, the cheaper roof works out at roughly twice the annual cost of the dearer one.
That is why EPDM has become the default on most homes. On a garage nobody looks at, appearance is not a tiebreaker, and the modest extra buys a much longer life.
GRP earns its premium in a narrower set of cases. It is rigid rather than a membrane, so it suits balconies, walkable areas and roofs with awkward shapes and lots of upstands. On a plain rectangular garage it is money spent on nothing much.
Felt still makes sense for a genuinely short-term fix, or where the structure underneath is coming down in a few years anyway.
The Deck Underneath
A flat roof is a timber deck with a waterproof layer on top. When one fails, water usually gets into the deck long before anyone notices a stain on the ceiling.
Nobody can price that before the old covering comes off, which is exactly why it belongs in a quote as a rate rather than a guess. Replacing OSB decking board is inexpensive per sheet but adds up quickly if the whole deck has gone. A vapour control layer costs very little and stops moisture from inside the building condensing in the roof build-up; leaving it out is a false saving.
Ask three questions before signing anything: what happens if the deck is wet, what the rate per board is, and whether the quote assumes a warm deck build-up with insulation above the timber. A quote that answers all three is comparable with another. One that says "replace flat roof" is not.
Flat Roofs in Stoke-on-Trent
Two things come up locally more than average.
Garage roofs on the post-war estates. Bentilee, Meir, Blurton and Abbey Hulton have large numbers of detached and semi-detached garages built at the same time, most originally felted. Those roofs are well past the 15 to 20 years felt is quoted at, which is why garage re-covers are among the most common flat roofing jobs in the city.
Rear extension roofs. Single-storey rear extensions across Trentham, Weston Coyney and Blythe Bridge typically sit at 20 to 25 square metres. Where an extension roof meets the main house wall, the upstand and flashing detail is the usual failure point rather than the middle of the roof.
Standing water is the other thing worth mentioning. A flat roof is never truly flat; it should have a fall so water runs to an outlet. Ponding shortens the life of every system on this page, so if water sits on yours after rain, that is worth raising when you get a quote.
How It Works
Tell us the rough size of the roof and what is wrong with it. We pass the job to a roofing firm covering your area, and they arrange to look at it and quote. We do not do the work ourselves, and we do not inspect or approve the firm that does. Free, and no obligation.

Pitched roof problems belong under roof repairs or roof replacement. Where an extension roof leaks at the wall junction, guttering, fascias and soffits is sometimes the real culprit.

Common Questions
How much is a new garage roof?
It depends on the size of the garage and which system goes on. Felt is cheapest, rubber sits in the middle and fibreglass is dearest, though the gap between them on a single garage is smaller than most people expect. Our flat roof cost guide has researched 2026 figures.
Which lasts longest, EPDM or fibreglass?
EPDM, at 30 to 50 years against 25 to 40 for GRP. EPDM is also cheaper per square metre. Pick GRP for balconies, walkable roofs, or shapes with lots of upstands, where a rigid surface earns its cost.
Do I need building regulations for a flat roof?
Replacing more than half the roof area usually brings building regulations into play, mainly around insulation. Your roofer will normally handle notification. Small patch repairs generally do not need it.
