Chimney Repairs in Stoke-on-Trent

Most chimney problems show up as a damp patch on a bedroom wall rather than anything visible on the roof. Flashing fails long before a stack does. Here is what the work costs and what tends to go wrong on the city's older stacks.

What Changes the Price of Chimney Work

We do not publish chimney prices, because the range between a flashing repair and a full stack rebuild is enormous and only an inspection will tell you which one you need. Three things decide it.

Access, and it is unavoidable here. A chimney is by definition the highest point on the house, so working off a ladder is rarely an option. Scaffolding is normally the single largest line on a chimney quote, which makes this the strongest case on the whole site for bundling. If the ridge needs repointing or tiles have slipped, getting it all done on one hire costs far less than two visits.

What has actually failed. Repairing existing lead flashing is the cheapest outcome. Replacing it costs more and lasts far longer. Repointing the brickwork above the roofline is a bigger job again, and taking a stack down to a sound course and rebuilding it is bigger still. On an older stack, replacement is usually a better buy than patching, because patching lead that has already failed tends to buy a couple of years rather than a couple of decades.

Whether the stack has moved. This matters more in North Staffordshire than almost anywhere. A leaning stack may be weathering, or it may be ground movement, and the two lead to completely different conversations. See the section below before you pay for anything.

Our roof repair costs guide includes researched 2026 UK chimney figures.

Flashing Is Usually the Problem

Flashing is the lead that seals the joint where the chimney passes through the roof. It is the single most common source of a chimney leak, and it fails long before brickwork does.

The signs are consistent. A damp patch on the chimney breast in an upstairs room, staining on the ceiling around the stack, or a smell of damp in a room with a blocked-off fireplace. Water usually appears some distance from where it got in, because it tracks along timbers.

Repairing existing lead is the cheaper option and replacing it costs more, though replacement is generally the better buy on an older stack, because patching lead that has already failed once tends to buy a couple of years rather than a couple of decades.

Repointing and Rebuilds

Above the roofline a chimney gets weather on all four sides and has no protection from anything. Mortar joints erode, and once water is getting into the brickwork, frost does the rest.

Repointing replaces the mortar between the bricks. A rebuild takes the stack down to a sound course and builds it back up, and is needed where bricks themselves have spalled or the stack has started to lean.

Capping is the other common job. Where a fireplace is no longer used, a capping pot or cowl keeps rain out while still letting the flue breathe. Sealing a chimney completely is a mistake, because trapped moisture causes its own damp problems.

Chimneys, Old Ground and Subsidence

This is worth taking seriously in North Staffordshire, and it is not something most roofing sites will mention.

The area sits on a coalfield, and historic mining movement can show up as distorted roof lines and cracked or leaning chimney stacks. Around Chesterton, Silverdale and Kidsgrove in particular, there is a long mining history.

If you have a leaning stack or new cracking, it is worth establishing the cause before paying for repairs. Where damage is caused by coal mining subsidence, the Mining Remediation Authority, formerly known as the Coal Authority, has duties under the Coal Mining Subsidence Act 1991. That is a route worth checking before you assume the bill is yours.

We cannot tell you whether your property sits over recorded workings. The Authority can, and it is the right first call if a stack has moved rather than simply weathered.

Older Stacks Across the City

The Victorian and Edwardian terraces across Burslem, Longton, Tunstall and Fenton were built with fireplaces in most rooms, which means tall stacks with multiple flues. Two things follow.

They are exposed. A tall stack on a two-storey terrace catches a lot of weather, and the mortar goes faster than it does on a squat 1930s stack.

They are often shared. On terraced rows the stack frequently sits on the party wall and serves both houses. Repairs to a shared stack are a conversation with your neighbour as well as a roofer, and it is much easier to have that conversation before the scaffold goes up than after.

How It Works

Tell us what you are seeing, and roughly where the damp is appearing inside. We pass the enquiry to a roofing firm covering your area, and they arrange to inspect and quote. We do not carry out the work ourselves, and we do not inspect or approve the firm that does. Free, no obligation.

Common Questions

How do I know if it is the chimney or the roof?

Damp on the chimney breast in an upstairs room points at the stack, usually the flashing. Damp elsewhere on the ceiling is more likely the covering. Water tracks along timbers though, so paying for a survey is often cheaper than guessing.

Should I take the chimney down instead of repairing it?

Removal is an option where the flue is redundant, but it is building work rather than roofing and needs the roof made good afterwards. Capping is usually cheaper and keeps the option open. Get both priced.

My chimney is leaning. Is that urgent?

Treat it as urgent. A leaning stack can be a safety issue, and in this area it can also indicate ground movement rather than simple weathering. Establish the cause first, including whether coal mining subsidence is involved.
