Cost Information

We do not publish a price list for roofing work. Where our cost guides give figures, those are researched estimates drawn from published 2026 UK cost data, provided so you can judge whether a quote you have been given is reasonable. They are not quotations and no one is bound by them. Roofing prices vary with access, roof size, pitch, material and how long a problem has been left.

Guidance, Not Professional Advice

Our guides on roof costs, roof replacement, flat roofing and roof repair grants are general information for UK homeowners. They are not financial, legal, structural or surveying advice, and they are not a substitute for an inspection of your own roof.

The grants guide in particular deals with means-tested benefits, council schemes and insurance. Eligibility rules change and vary by local authority. Confirm anything that matters with your own council, with Citizens Advice, or with your insurer before relying on it. We do not process, arrange or apply for grants on anyone's behalf.

Planning and Conservation

Where we mention conservation areas, listed buildings or planning permission, that is a prompt to check rather than a statement of what applies to your property. Stoke-on-Trent has 22 conservation areas and the rules differ between them. Stoke-on-Trent City Council's planning team is the authority on your address, not us.

Coal Mining Subsidence

Where we mention the Mining Remediation Authority, formerly the Coal Authority, and the Coal Mining Subsidence Act 1991, we are pointing you at the right body to ask. We cannot tell you whether your property sits over recorded workings or whether your damage qualifies.

Safety

Do not go onto a roof yourself, particularly in wet or windy conditions. Falls from height are among the most common causes of serious injury in UK homes.

Third-Party Work

We do not carry out roofing work and we do not supervise it. We are not responsible for the workmanship, conduct or pricing of any roofing firm.
