Roof Replacement in Stoke-on-Trent
When a roof has reached the end of its life, another patch is the most expensive thing you can buy. We'll put you in touch with a roofing firm covering Stoke-on-Trent who can strip and re-cover it properly, and tell you what it costs before they come out.

What a Re-Roof Involves
A full re-roof means taking the old covering off, checking and repairing the timbers underneath, laying new underlay and battens, then re-covering the whole slope. It is not the same as replacing a patch of tiles, and it is not something a roofer can price accurately from the pavement.
The work usually runs 5 to 7 days on a three-bedroom semi in concrete tile, and 7 to 10 days in natural slate. Scaffolding stays up for the whole job.
When to Re-Roof Instead of Repair
Most roofs get repaired, and that is usually right. Re-roofing makes sense in a narrower set of cases:
- You have paid for three or more separate repairs in a few years. The pattern is telling you the covering has gone, not one part of it.
- Tiles are failing across whole slopes rather than in one patch.
- The timbers are sagging. Structural work is a job in its own right, and it has to happen before any new covering goes on.
- Your tiles are no longer made, so every repair means hunting reclaimed stock.
- You are already paying for a scaffold. If access is going up anyway, spreading that cost across a job which lasts decades beats spreading it across one afternoon of tiling.
That last point matters more in Stoke-on-Trent than in most places. On the post-war estates at Bentilee, Meir, Blurton and Abbey Hulton, whole streets were built at once with concrete interlocking tiles, and those coverings are now reaching the end of their life together. If your neighbours are re-roofing, there is usually a reason.
What Changes the Price of a Re-Roof
We do not publish a price list for this, because a re-roof is the job where a number off a website is least likely to match what you pay. Six things decide it, and knowing them makes any quote you receive far easier to read.
Roof area, not bedrooms. Almost every cost guide online prices by house type, and a roofer prices by square metres. A pitched roof is bigger than the footprint underneath it, and the steeper the pitch the bigger that difference. Get the actual area and you can sanity-check anything you are quoted.
Material. Concrete tile is the cheapest covering and the shortest-lived. Clay sits in the middle. Natural slate is the dearest and lasts the longest by a wide margin. On the same house that one decision moves the total more than anything else within your control, and on a listed building or in a conservation area it may not be a free choice at all.
Roof shape. Hips and valleys cost more than plain gables, because every edge has to be hand-cut and every valley lined. Two houses on the same street can look identical from the front and differ substantially because one has a rear extension that created a valley.
Stripping the old roof. Taking the covering off and getting several tonnes of material away is real work, and it is the line most often missing from a quote that looks unusually cheap.
The timbers underneath. Nobody can know their condition until the covering is off. What you want is the rate agreed in advance rather than a promise it will be fine.
Access. Scaffolding is unavoidable on a re-roof, so any quote without it is incomplete.
If you want researched figures before you speak to anyone, our what a new roof costs guide sets out 2026 UK ranges by house size, material and roof shape.
Roof Shape Changes the Price
Two houses on the same street can look identical and still differ noticeably. Valleys are usually why. A gabled roof with no valleys is the simplest thing a roofer can cover; add two valleys and there is a great deal more cutting, lining and detail work. A rear extension that created a valley is enough to do it.
Hipped roofs cost more than gabled ones of the same area, because there are more edges to cut and detail. On the 1930s semis around Wolstanton, May Bank and Trentham, hipped roofs are common.
Materials and the Local Housing Stock
Concrete tile is the default on most of the city's post-war housing and the cheapest option by a clear margin. Clay sits in the middle. Natural slate is dearest and lasts longest, and on the older Victorian and Edwardian terraces it is often what is already up there.
That is not always a free choice. Stoke-on-Trent has 22 conservation areas, including Winton Square in Stoke and Albert Square in Fenton. If your property is in one, or is listed, the material may not be yours to change. Check with the city council's planning team before ordering anything, because we cannot tell you what applies to your street.
How It Works
Tell us about the roof. We pass the enquiry to a roofing firm covering your area, and they arrange to look at it and quote you direct. We do not carry out the work ourselves, and we do not inspect or approve the firm that does.
There is no charge and no obligation.

Common Questions
How long does a new roof take?
Five to seven days on a three-bed semi in concrete tile, six to nine in clay, seven to ten in natural slate. A four-bed detached runs eight to twelve days. Weather delays are normal.
Do I need planning permission to re-roof?
Usually not for a like-for-like replacement on a standard house. It is different in conservation areas and on listed buildings, where changing material or appearance can need permission. Check with Stoke-on-Trent City Council first.
Can you re-roof one side only?
Yes, and it is common where one slope has failed and the other has not. It costs more per square metre than doing both at once, because the scaffold and set-up are the same either way.
