Roof Repairs in Stoke-on-Trent
A damp patch on the ceiling, a tile in the garden after a windy night, or water running down the chimney breast. Tell us what is happening and we will pass it to a roofing firm covering your area. Prices below are real, so you know roughly what to expect before anyone calls.

What Changes the Price of a Roof Repair
We do not put a price list on this page. A repair is priced from what is actually wrong, and that cannot be judged from the pavement, let alone from a website. Here is what moves the number instead.
How the roofer reaches it. This is the big one, and it is covered in full below. Working off a ladder, erecting a tower, or scaffolding an elevation are three different jobs before anyone touches a tile.
What has actually failed. A tile that has slid out of place is a different job from a valley that has been leaking into the roof space for two winters. The second involves stripping back, drying out and often replacing timber.
How long it has been left. The single factor you control. Water tracks along timbers, so a small entry point can wet a large area before anything shows on a ceiling. Caught early it stays a tile job; left alone it becomes structural.
Whether the covering can be matched. On the older Potteries terraces, original slate is frequently no longer made. Sourcing reclaimed stock that matches for size, colour and thickness takes time, and that time is in the quote. The cheapest answer is usually the one that leaves a visible patch.
Whether it is the roof at all. Blocked or split guttering causes a good share of the damp patches people assume are roof leaks. It is the cheapest thing on this site to rule out, and worth doing first.

Why Two Quotes Come Back Hundreds Apart
Almost always access, not the repair.
On a two-storey house, a scaffold has to be designed, delivered, erected, hired for the duration and taken down again. Set that against replacing a handful of tiles and the platform frequently costs more than the job it exists to allow.
So a roofer who can reach the damage from a ladder will always look cheaper than one pricing a tower. That does not make them wrong, and it does not make them better. If one quote is a third of the others, look at what access each assumes before deciding somebody has made a mistake.
This bites harder in Stoke-on-Trent than in many places. Across the pottery-workers' terraces in Burslem, Longton, Tunstall and Fenton, rear yards are reached through the house or an entry, and there is often no side access at all. Getting a scaffold up costs more there, and that is a fact about the street rather than the roofer.
One thing worth doing: if the ridge needs repointing and two tiles have slipped, get both done on one scaffold hire. Two separate visits means paying for access twice.
Common Repairs on Stoke-on-Trent Roofs
Shared valley gutters. Rows of terraces across the six towns share valley gutters between neighbouring roofs. When one splits or blocks, water goes into both houses, and the repair sometimes needs access next door. It is worth speaking to your neighbour early.
Slipped tiles on exposed ground. Out at Biddulph, Brown Edge and Endon the land is higher and more exposed, and wind lifts tiles more often than it does in the valley.
Chimney leaks. Older stacks across the city leak at the flashing long before the stack itself fails. See chimney repairs.
Concrete tiles reaching the end. On the post-war estates, individual tiles start failing because the whole covering is old. Repairs still work, but if it keeps happening, roof replacement may be the cheaper answer.
When a Survey Is Worth Paying For
Water does not drip straight down. It tracks along timbers and appears on a ceiling several metres from where it got in. That is why guess-patching often fails and the second visit costs as much as the first.
A survey, whether someone climbs up or sends a drone, costs a fraction of a repair. If it moves you from guessing to knowing, it pays for itself the first time it stops you buying the wrong fix. Many roofers credit the fee against the work if you go ahead, so it is worth asking.
You can skip it when a tile has visibly slipped and you can see it from the ground. That is not a diagnosis problem.
Storm Damage and Insurance
Roofing demand here roughly doubles between September and February.
Buildings insurance generally covers storm and sudden accidental damage. It generally does not cover wear, age or lack of maintenance, and that distinction decides most claims. Note the date, note which storm it followed, take ground-level photos if it is safe, and get a written report from the roofer linking the damage to the weather. That report is worth more than your own description.
Do not leave storm damage for months. An insurer can argue the later water damage was your failure to act.
How It Works
Tell us what is wrong. We pass the enquiry to a roofing firm covering your area and they contact you to arrange a look and a quote. We do not carry out the work ourselves, and we do not inspect or approve the firm that does. No charge, no obligation.

Common Questions
How much should I pay for a roof repair?
It depends on what has failed and how the roofer reaches it. Slipped tiles sit at the bottom of the range and chimney or valley work near the top, with anything unusually high normally meaning structural work or difficult access. Our cost guide sets out researched 2026 ranges.
Can a roof be repaired in the rain?
Small emergency work to stop water getting in can often be done in poor weather. Proper repairs need a dry roof, both for safety and because mortar and adhesives will not set. Expect a temporary fix first in a storm.
Is a leak always a roof problem?
No. Blocked gutters cause a lot of damp patches that look exactly like roof leaks, and clearing them is the cheapest thing on this site. Rule it out first.
